How long is a normal lease term?
Typically a residential lease term is one (1) year and a commercial lease term is (5) years, however a lease term is whatever the landlord and tenant can agree upon.
What is the normal security deposit?
Typically the security deposit is the amount of one months rent for that unit. There are exceptions, and sometimes owners will run specials for leasing.
What if I have an emergency after hours?
We have a 24 hour live answering service to take your call, and direct it to the correct agent and / or maintenance person.
Who handles each property?
There is a designated agent of Arbors Management Inc. for each property.
What kind of properties does Arbors offer?
We offer single family houses, townhomes, condominiums, apartments, commercial, etc.
What is the application process like?
On the conventional (market rate) units you will fill out a two page application which can be found on this site, a credit report will be pulled, and your past and previous landlords will be reached. If it is a tax credit or section 8 property, the application process is slightly more involved. Please contact Arbors for details.
Do you pull a credit report?
Yes, we always pull a credit report.
What happens if I am late on my rent?
If you know you are going to be late on your rent, call us. We understand emergencies happen, and will try to work out payment arrangements with you. If you do not call us, we will file a landlord tenant complaint at the local district justice.
Do you have Rent to Own or For Sale Properties
Yes, we have BOTH for sale and Rent to Own properties available, and would be happy to discuss these options with you.
Do I get my own real estate agent?
The real estate agents are designated to the properties, and work for the owner. That does not mean that they will not also treat you with the utmost respect and care while trying to find you a place to call home.
How long have you been in business?
Arbors Management Inc. has been in business since 1982 and manages over 6000 units in the Western Pennsylvania and West Viriginia region.
Is what you have on the website everything you have available?
No, we have other properties available, including properties that are coming vacant soon. Also, if we don't have it listed currently, we work to find you a place that fits your needs.
Do you take pets?
Yes, this is a decision made by the owner of each property, but a lot of our property do accept pets. Some may include a pet deposit, or a small monthly pet fee.
Do you accept Section 8 vouchers?
Yes, some properties that we manage do accept section 8 vouchers, and some of the properties we manage are subsidized (government assisted) properties.
What utilities do I have to pay for?
This will depend on the unit, but some of our properties include all utilities, and some the tenant pays for certain utilities.
