What is your typical management fee?
Our management varies depending on the amount of properties you own, how many locations, prices of rentals, accounting services needed, maintenance, etc. Call us today and we will structure a proposal designed to fit your needs.
What kind of reports do you provide?
We have vast capabilities in accounting and reporting. From the basic income, expense, and owner statements to annual budgets, tracking lease expirations, and others.
What accounting do you handle?
We can handle all the monthly accounting for your property, including collecting rents, paying bills, keeping track of utilities, reporting and much more.
Will you pay bills for the property?
Yes, we will pay mortgages, utilities, vendors, etc.
Who handles my property?
You will have a designated agent who understands the area and price range your property fits into. They will be the one handling the management and maintenance of the unit. When it comes to leasing, we want our entire staff working to get your unit rented, because there is nothing worse in investment real estate than vacancies, so all our agents will work diligently to lease your space.
Who takes care of maintenance / repair issues?
The agent designated to your account will take care of the maintenance and repair issues, including any emergencies.
What about emergencies?
We have a live answering service the takes the emergency calls, then calls the appropriate agent and/or maintenance person.
How much involvement can I have?
You can have as little or as much involvement as you want. We will tailor a program to fit your needs as much as we can.
Can you assist with the taxes and/or insurance?
We will pay the taxes and insurance bills from the operating account if they are sent to us, however, you will need to keep property insurance for your protection at all times, also naming Arbors Management Inc. as additionally insured.
What kind of units / properties do you manage?
We manage single family houses, townhomes, condominiums, condo associations, homeowners associations, large multi unit apartments, and commercial.
What other fees do you charge?
It depends on the type of property you own, but for most market rate, the only other fee is the leasing and/or lease renewal fee that is in addition to the management fee.
How often do you meet with the owners?
We deal with each owner on an individual basis. Some like to meet in person regarding their properties, others, because of where they live, handle most issues by phone.
How often do you visit the units / properties for inspection?
We visit the units at least once per year, if a tenant is in and there has been no problems during that year.
How do you handle a tenant not paying / evictions?
It is our policy to not let the tenant go more than 30 days delinquent without filing with the local district justice.
